Reports to: Director of Programs Supervises: Site Supervisors (4), Maintenance Coordinator (1) Classification: Full Time *Position Summary: *The Construction Director oversees all construction activities for Sussex County Habitat for Humanity (SCHFH), including new and rehabilitated residential projects and special initiatives.
This role demands a combination of interpersonal, leadership, and communication skills, along with a thorough understanding of residential construction, Delaware building codes, and a strong focus on detail and deadlines.
*Primary Responsibilities:* Construction Operations Management: * Manage all construction operations, ensuring safety, quality control, and compliance with local, state, and federal regulations.
* Oversee contracts, permitting, material bidding and delivery, project scheduling and inspections.
* Ensure safe, OSHA compliant construction sites for staff and volunteers * Maintain the affiliate safety program and the training of key volunteer supervisors.
* Lead, distribute workload, and provide professional development for the construction team.
* Hold site supervisors accountable to deadlines, budget, technology utilization, and communication standards * Lead Maintenance Coordinator in initiatives to effectively maintain affiliate owned property, including facilities, acquired properties, vehicles, and equipment * Select and provide continuing education and professional development opportunities * Operate a fiscally responsible construction department * Maintain accurate financial records and reconcile budgets monthly with support from Finance Department.
* Manage security and storage of all materials, tools and equipment in the warehouses and on the job sites.
* Coordinate the receipt of in-kind construction materials and services.
* Create and meet projected budgets for properties * Work with Volunteerism and Homeowner Services departments to create a welcoming, positive environment for all construction volunteers and partner families (future homeowners) * Understand and model best practices for building homes with skilled and unskilled volunteers alongside subcontractors * Lead construction skill education efforts for volunteers and partner families Process Improvements and future planning * Research and make recommendations for major equipment, technology, and vehicle purchases by evaluating current needs and anticipating future needs * Seek and implement continuous improvement in the areas of speed, accuracy, and cost control * Work with the Executive Team and Director of Programs to develop and implement affiliate’s future construction goals and objectives.
Relationship Management * Manage relationships with suppliers, contractors and skilled trades/volunteers, with emphasis on strengthening existing relationships and building new relationships * Serve on Property Acquisition Committee * Proactively communicate all relevant information to Homeowner Services, Volunteerism, and the Director of Programs *Knowledge, Skills and Abilities:* * Five years or more working knowledge of all parts of residential construction (new and rehab).
* Residential construction management background required.
* Desire and ability to promote the mission and values of Habitat.
* Desire to contribute to a culture which embraces diversity, equity, and inclusion.
* Excellent leadership, communication, organization and management skills.
* Ability to work well with people, both skilled and unskilled volunteers, and partner families.
* Ability to inspire, train, motivate and challenge staff and volunteers.
* Ability to read, interpret and correct building plans; obtain permits and comply with codes.
* Ability to develop project estimates, budgets and schedules and to secure bids and acquire materials and services.
* Ability to work with subcontractors, engineers, architects and other construction professionals.
* Ability to handle multiple projects simultaneously.

Job Type: Full-time Pay: $65,000.
