*Job description*
Mueller Homes is seeking an experienced Site Superintendent to manage the construction of high-end luxury homes from permit to closing.
The right candidate has previous experience with architect driven unique custom residential home construction and must be willing to travel to project territories in Howard, Anne Arundel, Talbot and Queen Anne's Counties.
Candidate will be responsible for scheduling and supervising job site subcontractors, communication and collaboration with the architect and homeowner, and adhering to company construction and safety standards, while providing an exceptional customer experience.
*Essential Duties and Responsibilities include the following.
*
* Plan and supervise all construction activities on the building site
* Adhere to construction schedule by overseeing subcontractors, for each phase of development, and ensure work being performed by subcontractors is in accordance with contract and company standards,
* Make suggestions and adjustments during construction as needed, ensuring all change orders are tracked, approved and processed,
* Authorizes payment of subcontractors upon thorough inspection of work,
* Obtain and approve purchase orders,
* Maintains a clean and safe work site by implementing safety requirements, enforcing safe work habits, observing OSHA requirements and any state-level agencies’ regulations,
* Maintains compliance with all applicable building codes,
* Verify all checklists are completed and inspections are scheduled and passed,
* Ongoing communication with architect, homeowner, and sub-contractors to ensure homeowner satisfaction,
* Maintains and updates ongoing project schedule,
* Understand and enforce Mueller Homes quality standards throughout the construction process,
* Conducts all business in a professional and ethical manner,
* Ability to work additional hours, as necessary, to meet deadlines,
* Develops and maintains good rapport with subcontractors, architects, designers, homeowners, city officials, inspectors, etc.
* Execute company policies and enforces uniformity on construction methods to ensure compliance with quality standards,
* Perform administrative tasks as needed such as uploading change orders, approving project invoices, weekly client updates,
* Suggest improvements within the system
*Required Qualifications*
* Bachelor’s Degree or 5+ years related industry experience,
* Experience in architect driven custom residential construction,
* Ability to ensure the highest standards of quality are utilized in every aspect of our projects from site maintenance, daily cleanup, precision, attention to detail.
* Ability to manage and complete projects in accordance with our company standards,
* Excellent oral and written communication skills, demonstrated in communication with clients, sub-contractors, architects, and designers,
* Ability to communicate via smart phone, tablet, or laptop and utilize construction software for project management, progress reports, and inter-office communication,
* Must have a valid driver’s license,
* Proficiency with MS Office and email,
* Work effectively in high pressure situations,
* Ability to communicate organizational policies and other information to subordinates,
* Excellent time management skills
